Remember the Paradise Valley Mall?
Food court. Fountain.
The OG Chick fil a, with the lady passing out samples.
Well, the mall has changed.
It’s now called PV, and it has a Whole Foods, a Life Time, and a Fender guitar headquarters.
Meanwhile, your website is still stuck in its mall era. Still looking for directions to Sam Goody.
If your business is anywhere near Cactus Road and Tatum Boulevard, this one’s for you.
We’ll cover what changed, who’s moving in, and what it means for your phone ringing. Then we’ll show you how TLD USA gets you a seat at the table. Let’s go.
First, a Quick Plot Recap
Here’s how we got from mall to main character:
- 1978: Paradise Valley Mall opens. Big hair, bigger parking lot.
- March 31, 2021: The mall closes, according to its Wikipedia history. Phoenix-based RED Development buys the property that same year.
- 2021 to 2022: Demolition begins, and the $2 billion redevelopment gets a name and a logo: PV.
- 2024: Construction ramps up. Whole Foods, restaurants, and a 400-unit apartment community called AVE Paradise Valley lead the first phase. Fender’s new co-headquarters breaks ground too.
- 2026: Life Time Paradise Valley arrives, along with a fresh wave of restaurants and shops.
- Around 2030: The finish line. According to Axios Phoenix, the 100-acre project was only about half done in April 2026.
In short, this neighborhood is still changing.
That’s good news if you’re ready for it.
PV by the Numbers
Some quick facts to impress people at your next networking event:
- 100 acres and roughly $2 billion in total investment.
- About 3,000 apartment units are planned across the project, per the Arizona Republic.
- When finished, PV is expected to be about the size of Scottsdale Quarter and Kierland Commons combined.
- Fender is moving its Arizona headquarters from Scottsdale to PV. Its primary headquarters stays in Los Angeles, per Site Selection.
- Life Time Paradise Valley is a 92,000-square-foot athletic club with Pilates, yoga, a spa, pickleball courts, and a rooftop pool club.
One more thing. PV sits in the City of Phoenix, not the Town of Paradise Valley.
Yes, the name is confusing.
Google gets confused too, which is why your online listing needs to be crystal clear. (We serve both areas, by the way. See our Paradise Valley digital agency page and our Phoenix digital agency page.)
Who’s Moving In?
The tenant list reads like a group chat of your favorite places. Here’s what’s been announced, based on reporting from Axios Phoenix and AZFamily:
- Already open (as of recent reports): Whole Foods, Flower Child, Blanco Reserva Cocina + Cantina, and Trevor’s.
- Food and drink coming: Cala, Velvet Taco, Harry & Izzy’s, The Vig, Culinary Gangster, and OBON.
- Health and beauty: Helios Pilates, Next Health, WeWhiten, Face Foundrie, and Zara Nail Bar.
- Fun and shopping: Lululemon and Escapology escape rooms.
Tenant lists change fast, so check each brand’s site for opening dates. The point stands, though. A lot of new businesses just moved to your neighborhood, and they all want your customers.
What This Means for Your Business
Let’s be real. The upgrade is great for the area. It also changes the game for you. Here’s how.
1. Your new neighbors have marketing budgets
National brands and polished local chains know how to show up on Google. If your listing is thin, you won’t be in the top three on Google Maps. Those top spots get the calls.
2. New residents are searching right now
Thousands of new apartments mean thousands of people asking Google, “best dentist near me,” “who fixes my AC,” and “accountant near PV.” Whoever shows up first wins them. Lowkey, it’s that simple.
3. New workers need services
With Fender and other offices in the mix, more employees are commuting to the area. They need lunch, haircuts, dentists, financial advisors, and a printer that works. If you serve working people, this is your moment.
4. Google needs to know where you are
Because PV is a redevelopment, addresses, landmarks, and business names are still settling in. If your listing says one thing and your website says another, Google gets confused. Confused search engines don’t send customers.

The 5 Most Common Problems We See
Here’s the honest list. No judgment.
- Your Google listing hasn’t been touched since the mall had a food court. Old hours, old photos, no posts.
- Your website is slow on phones. If it takes forever to load, people bounce. Fast.
- Your reviews are collecting dust. Unanswered reviews tell customers you aren’t paying attention.
- Your IT is held together with hope. Wi-Fi drops, passwords on sticky notes, and a backup nobody tested.
- Nobody can tell what you actually do. If your homepage reads like a riddle, customers move on.
The good news?
Every one of these is fixable.
Quickly.

Quick Self-Check: Is Your Business Ready for PV?
Be honest. We won’t tell anyone.
- Does your Google Business Profile have current hours, photos, and a post from the last two weeks?
- Is your business name, address, and phone number identical everywhere online?
- Does your website load fast and look good on a phone?
- Do you reply to every Google review?
- Can a new customer call or book in two taps?
- Do you know how many calls came from Google last month?
- Is your IT backed up, secured, and supported by someone who answers the phone?
If you said “no” or “uh…” to two or more, you’re leaving customers on the table.
